As a professonal Realtor I am always looking for valuable and lucritive properties for my own investment company.  I have found a great opportunity in Costa Rica and I want to share it with you.

    

Why Costa Rica?

Many people have heard of the Costa Rica opportunity, however there are some misunderstandings.  Having visited Costa Rica many times in the last 10 years I have learned much about the country and appreciate the value of owning property there.  The last three years, with property moving slowly in SW Florida I took the iniative to educate myself in Costa Rica and it's real estate market.  I traveled extensively from the south pacific coast to the north pacific coast looking for the best opportunities.  Meeting developers, walking projects studying real estate law, and making contact with local realtors, attorneys, title companies, and foreign investment officials.  An investment in a foreign country can be daunghting at first blush but the laws of Costa Rica protect the foreign investor the same as a resident.  Many expats (us citizens) have been enjoying the Costa Rican lifestyle for years.

Most Americans are very aware of the problems US real estate has been going through in the past few years and of the sub prime credit problems.  Many are looking elsewhere for real estate investments.  The North and Central Pacific coasts have seen a real estate boom in the past few years with very high appreciation.  In some areas this has led to over development and a lag in the infrastructure to keep up with demand.  The area was poised for this because of accessiblilty through paved roads and a newly opened International Airport.

The south pacific coastal regions have learned much from the mistakes in the north.  The government is enforcing laws already on the books and tightning zoning restrictions to prevent this from happening in the south.

Dominical, a small town in the south is an incredible place with many opportunities available.  I just compleated my own purchase of a villa there and am intent on at least two more immediate acquisitions.  The Dominical area is unique and pristine.  Right now it is connected by a 35 mile dirt road to Quepos which lies to the north and is where the pavement ends.  Bridges have been built to accomidate the paved road which is to be compleated in the next 18 months connecting the two towns.  This will open the area up to a great influx of traffic.

Only 40 miles to the south of Dominical lies Palmar Norte and Palmar Sur.  In July of 2007, Oscar Arias, the President of Costa Rica dedicated this as the site of a new International Airport with construction to begin in two years.  This will have a similar impact as the airport in Liberia has had but with greater zoning restrictions in place, the area will mature and grow with more control.  This is true because much of Dominical area and Osa Peninsula are National Park and Beach Concession which cannot be purchased.
